A company managing 300 properties isn’t necessarily more valuable than one managing 200.
It depends on the contracts.
What Buyers Look At
A buyer will want to understand:
- Contract length
- Termination provisions
- Exclusivity
- Management fees
- Renewal provisions
- Early termination rights
- Historical homeowner churn
- Geographic concentration
- Revenue per property
Imagine two companies.
Company A manages 250 homes, but owners can terminate with 30 days’ notice.
Company B manages 200 homes under longer-term agreements with strong retention.
Which one would you rather buy?
Probably Company B.
Retention Is a Valuation Issue
Homeowner churn tells a buyer something about the stability of future revenue.
If you consistently lose 20% of your homeowners every year, a buyer has to replace that revenue just to stand still.
That’s expensive.
If your retention rate is excellent, your buyer has a much more predictable revenue stream.
And predictability is valuable.
Don’t Wait Until You Sell
This is one of those things owners should fix years before they sell.
Review your agreements.
Understand your termination provisions.
Track homeowner retention.
Know exactly why owners leave.
A good contract doesn’t mean you trap your customers.
It means you create a reasonable, professional relationship that gives both parties clarity.
Your homeowner agreements aren’t paperwork.
They’re part of the asset you’re selling.
