Florida Vacation Rental Management in 2026: Why Professional Operators Are Pulling Ahead

September 18, 2026 by Michael Shea PA

The Florida vacation rental business isn’t disappearing. It is becoming more professional.

Florida recorded 143.3 million visitors in 2025, but the briefing describes a “K-shaped” market in which disciplined operators are separating themselves from operators still relying on older models.

The important question for a vacation rental management company owner isn’t simply:

“How many properties do I manage?”

It is:

“How good is the business underneath those properties?”

That means examining:

  • homeowner retention
  • management agreements
  • recurring management revenue
  • owner concentration
  • geographic density
  • margins
  • technology
  • direct bookings
  • maintenance systems
  • employee dependence
  • owner dependence
  • financial reporting
  • transferability

As a business broker, I look at vacation rental management companies differently than I did ten or fifteen years ago. A buyer isn’t simply buying doors. They’re buying a revenue-producing operating system.

I have worked with Florida vacation rental businesses from the standpoint of both the buyer and seller, and that distinction matters when determining what a company is actually worth.
