AI Is Changing How Vacation Rentals Are Found—and That Changes the Value of Your Data

September 18, 2026 by Michael Shea PA

This could be one of your strongest 2026/2027 thought-leadership articles.

The briefing describes a move from traditional rental searches toward conversational AI discovery. Instead of filtering through listings, travelers increasingly describe what they want.

For example:

“Find me a family-friendly pool home with an office near Disney.”

That means the quality and structure of the information about the property becomes increasingly important.

Talk about:

  • structured listing data
  • descriptions
  • amenities
  • photography
  • reviews
  • location information
  • local attractions
  • property attributes
  • direct booking
  • brand trust
  • AI search

Then connect it back to valuation:

A VRM company’s technology and marketing infrastructure can become part of the asset being acquired.

Starting today you should:

Implement Deep Schema and Structured Markup

  • Deploy comprehensive JSON-LD markup (LodgingBusiness, VacationRental, Accommodation) on every property page.

  • Encode hyper-granular attributes into schema fields rather than burying them in paragraph text: exact EV charger plug types and amperage, pool heating temperature limits, dedicated desk dimensions, monitor specs, and high-speed Wi-Fi speeds verified by speed tests.

Feed Structured APIs Beyond Closed Silos

  • Direct-integrate your Property Management System (PMS) into open ecosystem distribution feeds—most notably Google Vacation Rentals (GVR).

  • AI agents (such as Google Gemini, ChatGPT travel plugins, and Perplexity) index and query open structured feeds and Google’s travel graph to verify live rates, exact inventory, and cancellation terms before serving recommendations.

Optimize Content for Generative Engine Optimization (GEO)

  • Shift web copy from generic adjectives (“cozy retreat”) to conversational, intent-based Q&A blocks addressing specific use cases (e.g., “Is this home suitable for three remote workers taking simultaneous Zoom calls?”).

  • Include precise micro-location context: exact walking distances to specific trailheads, neighborhood dog parks, or grocery stores with EV chargers. AI engines prioritize answers with verifiable factual density.

Extract and Structure Review Sentiment

  • AI engines heavily weight third-party sentiment verification to prevent hallucinations. Parse and syndicate review snippets categorized by specific features (e.g., “bed comfort,” “kitchen equipment,” “check-in ease”).

  • Enable on-site review schemas that associate guest feedback directly with corresponding property amenities.
